Website content is provided for general informational and educational purposes. It is not a substitute for a property-specific assessment, written advisory engagement, engineering report, property condition assessment, environmental review, legal opinion, accounting advice, investment advice, securities advice, appraisal, licensed inspection, or other specialized professional service.
No website content should be relied upon as the sole basis for an acquisition, disposition, financing, capital, operational, construction, renovation, modernization, or investment decision.
Use of this website, downloading a resource, or submitting a contact inquiry does not create an advisory relationship, client relationship, fiduciary relationship, joint venture, partnership, agency relationship, contractual obligation, or duty of confidentiality.
An engagement with Keystone is created only through a written agreement authorized by Keystone and the applicable client.
You may access and use the website for lawful business, professional, and informational purposes. You may download resources made available for personal or internal business evaluation, provided that all copyright, trademark, attribution, and proprietary notices remain intact.
You may not:
The website and its content—including text, graphics, photographs, logos, service descriptions, resource materials, reports, frameworks, and The Keystone Method™—are owned by or licensed to Keystone Hospitality Partners and are protected by applicable intellectual-property laws.
Keystone Hospitality Partners, The Keystone Method™, “Secure the asset. Protect the capital.” and associated names, marks, designs, and materials may not be used without authorization except as permitted by law.
Checklists, scorecards, guides, executive briefs, white papers, case studies, and other resources are provided as general decision-support and educational materials. They are not exhaustive and cannot account for every property, jurisdiction, brand, transaction,
operating model, physical condition, contractual obligation, or ownership objective.
Use of a Keystone resource does not establish that a property has been adequately evaluated or that all material risks have been identified.
Keystone seeks to present useful and accurate information but does not represent that all website content is complete, current, error-free, or suitable for every purpose. Content may be modified, corrected, expanded, suspended, or removed without notice.
Website access may occasionally be unavailable because of maintenance, service interruptions, security measures, technical problems, or circumstances beyond Keystone’s control.
Links to third-party websites are provided for convenience and do not constitute endorsement, approval, or control of the third party or its content. Access to third-party websites is at your own risk and subject to the third party’s terms and policies.
To the fullest extent permitted by law, the website and its content are provided “as is” and “as available,” without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, noninfringement, availability, or security.
To the fullest extent permitted by law, Keystone Hospitality Partners and its principals, employees, contractors, affiliates, and service providers will not be liable for any direct, indirect, incidental, consequential, special, exemplary, or punitive damages arising from or related to use of, inability to use, or reliance upon this website or its content.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
These Terms of Use are governed by the laws of the State of North Carolina, without regard to conflict-of-law principles. Any dispute concerning the website or these Terms will be subject to the jurisdiction of the state or federal courts having lawful jurisdiction in North Carolina, unless applicable law requires otherwise.
If any provision is found unenforceable, the remaining provisions will remain in effect. Keystone may revise these Terms from time to time by updating this page. Continued use of the website after an update constitutes acceptance of the revised Terms.
Information on this website is general in nature and is not a property-specific finding, professional opinion, investment recommendation, valuation conclusion, or guarantee.
Hospitality assets differ materially by location, market, age, physical condition, brand, operating model, ownership strategy, documentation, infrastructure, contractual obligations, and applicable law. General website content cannot replace appropriate investigation of an individual asset.
Past experience, representative engagements, examples, case studies, or observed outcomes do not guarantee similar results. Keystone does not guarantee that an engagement, assessment, recommendation, capital plan, or implementation decision will eliminate risk, prevent failure, reduce costs, improve performance, increase asset value, or produce a particular financial or operational outcome.
Keystone’s property-specific findings and recommendations are governed by the scope, assumptions, limitations, access conditions, available information, reliance provisions, and other terms contained in the applicable written engagement agreement and deliverables.
Observations may be limited to accessible areas and information made available during an engagement. Concealed, inaccessible, undocumented, intermittent, or subsequently developing conditions may not be identified.
Keystone does not represent through this website that it is providing legal, accounting, tax, securities, investment-banking, appraisal, architectural, engineering, environmental, insurance, or other regulated professional services.
Where a matter requires a licensed or specially qualified professional, ownership should retain an appropriate provider for the applicable discipline and jurisdiction.
Statements concerning future capital requirements, useful life, timing, cost, operational consequences, modernization, brand obligations, market conditions, or asset performance may involve assumptions and uncertainty. Actual conditions and outcomes may differ materially as additional information becomes available or circumstances change.
Photographs and visual materials on this website may be representative, illustrative, licensed, or digitally produced. Unless specifically identified otherwise, they should not be interpreted as documentation of a particular client, property, engagement, condition, or outcome.
Keystone Hospitality Partners provides independent owner-side hospitality asset advisory services to owners, investors, developers, asset managers, lenders, operators, and other authorized stakeholders.
Keystone evaluates hospitality assets within the context of available information, observed conditions, ownership objectives, operating requirements, brand obligations, potential capital exposure, and the specific decisions presented during an engagement.
Keystone does not approach an engagement with a predetermined product, contractor, vendor, system, or implementation agenda. Advisory findings and recommendations are developed from the available evidence, conditions of the asset, ownership objectives, brand obligations, operating realities, and the decision under consideration.
When an engagement identifies the need for engineering, legal, environmental, architectural, design, construction, technology, installation, inspection, or other specialized services, ownership may engage qualified third-party providers of its choosing.
Keystone may assist ownership in identifying requirements, evaluating alternatives, coordinating information, or maintaining owner-side visibility. Such assistance does not replace the responsibilities of licensed professionals, designers of record, contractors, vendors, operators, brands, or other parties responsible for their respective scopes.
Infuse Technical Outfitters may be identified as one available infrastructure-execution resource when its capabilities are appropriate to the work.
Any potential Infuse involvement is disclosed, separately proposed, separately scoped, independently contracted, and undertaken solely at ownership’s discretion. Ownership remains free to select another qualified provider.
Keystone’s advisory findings and recommendations are developed independently of any subsequent implementation decision. Selection or nonselection of Infuse Technical Outfitters does not alter Keystone’s responsibility to provide ownership-aligned advisory within the agreed scope.
Keystone’s responsibilities, deliverables, compensation, reliance provisions, assumptions, limitations, and authorized users are governed by the applicable written engagement agreement.
No website statement expands or modifies an executed agreement. If website content conflicts with an applicable written engagement agreement, the written engagement agreement controls.
Questions regarding website use, privacy, legal disclosures, or advisory independence may be submitted through the Keystone contact page.
